The three reasons Scottsdale listings stall
1. Positioning, which is bigger than price
Sellers are told “it’s the price” because that is the easy answer. Often the real issue is how the home is positioned against the homes it is actually competing with. A house priced at $1.49M that shows like the $1.35M competition will not get offers no matter how many $10,000 reductions follow. Each reduction also adds days on market, and buyers read days on market as a signal that something is wrong. We start by rebuilding the comparison set, not by cutting the number.
2. Presentation in the first seven days
Most of a listing’s showing activity happens in the first week. If the photos were shot on a phone, the video was skipped, the staging was an afterthought, or the listing copy reads like a spec sheet, that first week was spent. A relaunch gets a second first week, but only if the presentation is genuinely different the second time.
3. Exposure and follow-up

Common questions
Is it really not the price?
Sometimes it is. But we will not tell you that until we have looked at the positioning, the presentation, and the exposure first, because dropping the price on a poorly presented listing usually just sells it for less.
Should I relist right away or wait?
It depends on what changed. Relisting the same listing with the same photos a week later rarely works. Relisting with a different plan can work immediately. The audit will tell you which situation you are in.
