Buy this house and I’ll Buy Yours (Move Up Program)
As part of the Move Up Program there are two transactions that must take place, (1) a purchase transaction in which the client is purchasing a home and (2) a sale transaction in which the client is selling a home, the terms for each transaction are listed below:
Purchase Transaction:
- Client must execute a valid Buyer Broker Agreement with Gluch Group in order to participate in Move Up Program
- Client must purchase a property that is currently listed by Gluch Group in order to qualify for Move Up Program
Sale Transaction:
- Client must execute a valid Listing Agreement with the Gluch Group for the property they are selling.
- The Listing Agreement shall allow the Gluch Group at least 30 days to list and market the home before Gluch Group executes a Purchase Contract to purchase the property. Gluch Group reserves the right to bypass this step and purchase without listing on the open market.
- Client and Gluch Group must agree on Purchase Price and terms of sale.
- Sale is subject to a Purchase Contract executed between client and Gluch Group
- Gluch Group reserves the right to have end buyer be third party investor secured by Gluch Group
- The Gluch Group reserves the right to have the end buyer be a third party investor secured by Gluch Group.
- Only valid on single family homes, Townhomes and Condos (no manufactured, trailers or land)
- The maximum purchase price shall be $700,000 in for a property in Arizona
- The maximum purchase price shall be $900,000 in for a property in California
Your Home Sold for 100% of the Asking Price or We Will Pay the Difference
- Client must execute this Agreement along with a valid listing agreement with the Gluch Group
- The maximum amount of commission that can be refunded to the Client is limited to the listing side commission and has no impact on the buyers agent commission offered.
Buyer Buy Back Guarantee
- Client must execute a valid Buyer Broker Agreement with Gluch Group to purchase another home.
- Client and Gluch Group must agree on Purchase Price and terms of sale.
- Gluch Group reserves the right to have end buyer be third party investor secured by Gluch Group
- Sale is subject to a Purchase Contract executed between client and Gluch Group
- Only valid on single family homes, Townhomes and Condos (no manufactured, trailers or land).
Your Home Sold Guaranteed or We Will Buy It
- Client must execute a valid listing agreement with the Gluch Group allowing the Gluch Group to market the property for a minimum of 90 days.
- The Guaranteed Price must be determined by the Gluch Group and agreed to by the Client prior to listing the home on the market. The listing agreement will be updated to indicate the Guaranteed Price at that time.
- Client agrees that price the home is listed at will be the Guaranteed Price agreed upon.
- If the property is vacant at time of listing, the client shall be responsible for having the property professionally staged prior to photos being taken and the listing going live on MLS.
- If Gluch Group purchases the property after the 90 days on the market, the sale will be subject to a Purchase contract executed between the Client and the Gluch Group.
- The Gluch Group reserves the right to have end buyer be third party investor secured by Gluch Group.
- Only valid on single family homes, Townhomes and Condos (no manufactured, trailers or land)
- The maximum purchase price shall be $600,000 in for a property in Arizona
- The maximum purchase price shall be $800,000 in for a property in California
Commission Back Guarantee
For Clients that are selling a property the terms are below:
- Client must execute a valid listing agreement with the Gluch Group. A commission-back guarantee must be added to that listing agreement language at time of execution.
- Client is required to notify the Gluch Group in writing at least 3 days prior to Close of Escrow, that they wish to enact the Commission Back Guarantee due to a shortfall from the Gluch Group.
- The maximum amount of commission that can be refunded to the Client is limited to the listing side commission. Enacting the Commission Back Guarantee by the Client shall have no impact on the Buyer Agent Commission offered as part of the sale, that will remain unchanged and shall still be paid to the Buyer’s agent.
For Clients that are purchasing a property the terms are below:
- Client must execute a valid Buyer Broker Agreement and Commission Back Guarantee addendum with Gluch Group in order to participate in the Commission Back Guarantee.
- Client is required to notify the Gluch Group in writing at least 3 days prior to Close of Escrow, that they wish to enact the Commission Back Guarantee due to a shortfall from the Gluch Group.
- The maximum amount of commission that can be refunded to the Client is the Buyer’s side commission due to the Gluch Group.
- If Client is obtaining a loan to purchase a home the lender may require underwriting approval to approve the crediting of the commission to the Client, in order to adhere to lending guidelines.
